Advantages:

Очень хорошее расположение, рынки, магазины всё в шаговой доступности. Новый высотный дом. В квартире есть практически всё необходимое для проживания. Приятная, общительная хозяйка. Цена.

Disadvantages:

Для достаточно новой квартиры, мебель уже "ушатана". Ремонт видно делали своими силами или не очень "компетентные" спецы. Сковородки нет, зато 3 кастрюли (а как приготовить яичницу!?).
